General Homebuying Questions

“What is the difference between a Bank and a Mortgage Broker?”

A bank only offers their own specific products and rates. As a Mortgage Broker, I shop the wholesale market across dozens of lenders. This means more options, more flexibility for “outside the box” scenarios (like self-employment), and more competitive pricing for you.

“I don’t think I have enough saved for a down payment. Can I still buy?”

Absolutely. While the “20% down” rule is a common myth, many of my clients use programs that require little or no down payment. For Veterans, the requirement is often 0%. I also specialize in Down Payment Assistance (DPA) and Grant programs that can help bridge the gap for first-time buyers.

“Where do I even start? The process feels overwhelming.”

The best way to start is with a plan, not a house hunt. By looking at your numbers early, we can determine your “comfort zone” for monthly payments and identify any hurdles before you fall in love with a property. My goal is to move you from overwhelmed to empowered through education.

Self-Employed & Investor Questions

“I have a lot of business write-offs. Will a lender count that against me?”

Standard retail banks often do. However, because of my time as a Commercial Loan Officer, I know how to read complex tax returns to find qualifying income that others miss. We also have access to “Bank Statement Loans” that look at your actual cash flow rather than just your taxable bottom line.

“Can I use my rental income to help me qualify for a new loan?”

Yes. We can often use a percentage, if not all, of the projected or current rental income to offset the mortgage payment, which helps your debt-to-income ratio. This is a key strategy I use to help investors scale their portfolios.

VA Loan Questions

“I’ve used my VA loan once before. Can I use it again?”

Yes! This is one of the biggest myths I debunk. Your VA entitlement is a lifelong benefit. You can use it multiple times, and in some specific scenarios, you can even have multiple VA loans at the same time.

“Are VA loans harder to get approved or more ‘difficult’ for sellers?”

Only if the lender doesn’t know how to navigate them. I have lived the military life, and I am an advocate for VA loans. When structured correctly, they are a powerful, competitive tool that can offer $0 down, no monthly mortgage insurance (PMI), and frequently are easier than traditional FHA and Conventional Loans.
